What actually makes a home luxury rather than just large?
Size is the least interesting variable. What distinguishes high-end work is the quality of the design thinking, the materials, and above all the detailing — how a benchtop meets a wall, whether a shadow line is consistent, how services are concealed, how a door closes. Those things are decided in documentation and delivered by trade skill, and they are what people notice for the next twenty years.
Can I work with my own architect?
Yes, and many of our clients do. We are comfortable working to another party’s documentation and we would encourage bringing us in during design rather than after tender, so that structure and cost can be tested while the drawings can still change cheaply.

How long does a high-end build take?

Do you build on difficult or constrained sites?
Yes — steep blocks, narrow lots, limited access and heritage constraints are normal work for us. Complex sites are often where a considered custom design delivers the most value, because the standard solutions simply do not fit.
