Large rural-residential blocks like this one change the shape of a project before design even begins. Water supply, wastewater treatment, power connection, driveway length, bushfire attack level assessment and setbacks all have to be established early, because any one of them can affect what is buildable and what it costs. The upside is space — room for a genuinely generous single-storey footprint without the compromises a suburban lot forces.
Raking ceilings and indoor-outdoor flow
The high raking ceiling is what gives the main living space its volume, and it is a good example of a decision that has to be made at concept stage rather than added later: it affects roof structure, insulation, glazing height and the position of services.
